Calamar Completes Final Phase of $30 Million Senior Housing Campus
Calamar announced today they put out the welcome mat and opened the doors to residents in a new three-story, 92-unit senior apartment facility. Forestview Senior Village is an enhanced, yet affordable, independent living apartment complex with no income restrictions. Located within The Woodlands Residential Village (a division of The Woodlands Corporate Center East), the new apartments accommodate persons age 55+ with autonomous living facilities. Forestview Senior Village is the final phase of a three-phase development representing one of the largest senior housing investments in the area. Calamar has dedicated over $30M of capital investment creating a total of nearly 300 units in the 26-acre Woodlands Residential Village. The Woodlands represents an affordable campus with a variety of senior housing options and opportunities providing independent living without exorbitant rent structures that are often associated with retirement communities.

The enhanced apartment design is a direct result of public input from the senior community through focus groups and inquiries to determine exactly what their needs and preferences are. Through careful planning and design with Silvestri Architects, we were able to incorporate their ideas and achieve larger living accommodations with enhanced apartment and building features that offer upscale apartments without upscale rents.
The Woodlands Corporate Center East opened in 2005 as a mixed-use development comprised of over 120-acres. The development includes commercial, industrial, office and flex opportunities, as well as the senior housing element, and thirty-four private residential patio homes bordering a 6-acre man-made lake with a gazebo at the end of a peninsula that features entertainment in the summer months for the residents to enjoy. The park is being developed to combine these various properties in individual park settings that transition through each section with an abundance of landscaping. Walking trails complement the park for both residents and businesses and their employees.
The Woodlands Corporate Center East is expected to be fully developed over the next ten years and is anticipated to create and retain over 1,500 jobs with a total annual payroll of $28 million. This expansion project is the largest capital investment in over four decades in Niagara County and will be the fifth largest mixed-use development in Western New York.

With Calamar's implementation of the SELF (Seniors Empowered to Live Fully) program, residents can choose and easily access a multitude of goods and services on an "al a cart" basis creating much greater cost effectiveness. Calamar is partnering with select agencies and vendors to provide services to our community as well as reduced rates on a variety of products. This program was developed as an added feature to empower our residents to select only the specific services they may require, as they need them. This differs greatly from other senior communities that consolidate all the services they offer within the residents rent plan, whether those services are utilized or not.
Forestview Senior Village is an entirely smoke-free, pet friendly community offering one and two bedroom apartments with rents ranging from $1095 - $1295 per month as well as different floor plans to select from. All units are equipped with a washer/dryer connection as well as common laundry facilities, personal patios, central air conditioning, and all kitchen appliances including a dishwasher and microwave.
